Your Situation Is Unique
Your Real Estate Advice Should Be Too
You’ve spent a lifetime making decisions based on what make sense for you. Selling your Southwest Florida property should be no different
Our process is simple and thoughtful.
Once we understand your goals, the next step is developing a thorough understanding of your property and how it fits within today's market. We don't believe a property's value can be determined by an automated estimate or price per square foot alone.
We evaluate relevant closed sales, pending sales, current competition, property condition, improvements, location, and the individual characteristics that can influence how buyers perceive value. For a single-family home, that may include the lot, view, water access, pool, roof, outdoor living areas, exposure, privacy, and overall condition. For a condominium, factors such as the building, floor, stack, view, renovations, fees, assessments, reserves, amenities, and association considerations may materially affect value.
We also look beyond what similar properties have sold for and consider what buyers would be comparing your property against if it were offered for sale today. Just as importantly, we identify aspects of the property that could potentially increase—or limit—its marketability.
The objective isn't simply to arrive at a suggested list price. It's to develop a realistic understanding of the property's current position in the market, where opportunities may exist, and what today's buyers are likely to value.
That understanding becomes the foundation for evaluating your available selling options and determining which approach best aligns with the goals we established in Step 01.
